Binh Thanh's map changed twice in 2025: in January a merger cut the district to fifteen wards, and in July Resolution 1685/NQ-UBTVQH15 abolished the district level and regrouped it into five wards. The most confusing name is "Binh Thanh ward", which covers only the old Wards 12, 14 and 26 — so the new address of a Landmark 81 or Vinhomes Central Park apartment is Thanh My Tay ward.

Thanh My Tay ward — regular service

Formed from Ward 19 (which absorbed Ward 21 in January 2025), Ward 22 and Ward 25. Home to City Garden, The Manor, Sunwah Pearl, Saigon Pearl and the whole of Vinhomes Central Park and Landmark 81.

Gia Dinh ward

The old Wards 1, 2, 7 and 17, centred on Le Van Duyet Temple and Ba Chieu Market, with streets of decades-old townhouses. Time agreed on booking.

Binh Thanh ward

Only the old Wards 12, 14 and 26, where Richmond City fronts Nguyen Xi. Time agreed on booking.

Binh Loi Trung ward

Formed from the old Wards 5, 11 and 13; mostly terraced townhouses along connecting residential alleys. Time agreed on booking.

Binh Quoi ward

The old Wards 27 and 28, taking in the whole Thanh Da peninsula inside the river bend. Time agreed on booking.

From the foot of Saigon Bridge along Dien Bien Phu and Nguyen Huu Canh to the riverbank, Thanh My Tay is packed with apartment towers. Homes here are usually kept immaculate, but the mattress is easily overlooked: with the air-conditioning on all night the bedroom stays sealed, and sweat and dead skin seep through the sheet into the top comfort layer.

Many apartments in the area are also let, both long-term and short-stay. One mattress can serve a lot of people in a year; owners living elsewhere need to know it has been cleaned between guests, and international tenants often care about bedroom hygiene before they move in. Plenty of households keep pets too — hair and smells cling to a mattress faster than you might think.

The climate adds to it: according to city figures, average humidity is close to 79.5% a year, and the rainy season lasts seven months, from May to November. In long wet spells, with the glass doors shut, river-facing bedrooms get little natural ventilation.

Booked straight after check-out. A before-and-after Up Report for each mattress, in English, lets an absent owner follow everything without being there.

Townhouses in the alleys of Gia Dinh and Binh Loi Trung

Your specialist comes by motorbike with compact equipment and works floor by floor; where grandparents live with you, their room is done first.

Low-rise homes on Thanh Da

Homes near the river get damper, so both-sides cleaning on a dry day helps the mattress dry quickly.

Thanh My Tay apartments often have multi-layer pocket-spring or premium foam mattresses, while older townhouses tend to use natural latex. Before the visit, your specialist asks about the type and size — or you can send a photo of the label by WhatsApp or Zalo — to prepare to the Up Standard.

Multi-layer pocket-spring

A thick comfort layer, so several vacuum passes first, then spray extraction with controlled water so nothing reaches the springs.

Foam and memory foam

No heavy pressure, no soaking; the extraction head moves slowly with a light solution to keep the shape and bounce.

Natural latex

Minimal solution, no heat and no direct sun, so the latex doesn't harden.

Down and fibre toppers

Label checked first; where allowed, cleaned in place and priced by size.

Removable covers

Your specialist advises on washing the cover separately according to its label, while the core is cleaned in place.

Pricing is per mattress, by size. Adding the underside is 120,000 VND and intensive dust-mite treatment is 100,000 VND per mattress. The examples below come from our published price list; we send your formal quote in writing before the appointment.

Most Thanh My Tay towers have a registration process for service providers, and many set working hours or a dedicated lift for contractors. We send your specialist's details the day before so you have time to register them. Waiting for lobby formalities after an on-time arrival doesn't count as lateness. For alley townhouses, just tell us where to park; your specialist brings compact equipment and covers the floor before setting anything down.

• Strip the sheets and pillowcases before we arrive; if you're busy, your specialist will do it.
• Rental apartments: let your tenant or key-holder know in advance.
• Pets: keep them in another room while we work, and don't let them sleep directly on the mattress afterwards — use a separate cover.
• Most mattresses are fully dry in 6–8 hours; sealed apartments with the air-conditioning on often dry faster.
