Which ward is Saigon Pearl in?
Saigon Pearl is at 92 Nguyen Huu Canh, reported by Phap Luat TP.HCM (2009) as part of Ward 22, Binh Thanh. Clause 45, Article 1 of Resolution 1685/NQ-UBTVQH15 merged Wards 19, 22 and 25 in full into Thanh My Tay ward from 1 July 2025, so both the towers and the villas are now in Thanh My Tay. It sits right next to Vinhomes Central Park.

An established community
In 2007 the Sapphire towers had just finished their foundations and were due for handover by late 2009; by 2012 the press was describing a settled community with a supermarket, restaurants, a sports club and an international school on site. Most homes here have around fifteen years of use behind them. That brings character — furniture chosen and refreshed over time, well-loved leather and timber — along with grime in hard-to-see places, materials that have lived through many rainy seasons and a mix of old and replacement appliances. The care needs to be slower and more thorough than for a new handover.

Just renovated? Post-renovation cleaning
Renovating older units is common: new floors, fresh paint, new kitchens. Plaster and wood dust then settle everywhere, including aircon filters and the cupboards you kept. We charge our post-construction rate — 22,500 VND per m², 1,350,000 VND minimum — because the method differs: several dry vacuum passes, paint and silicone removed from glass and tiles, top-to-bottom wiping before any wet work. Book once all drilling is finished, and bring curtains and soft furnishings in last.
Riverside villas: stone, stairs and gardens
Multi-level villas with stone or large-format tile floors, stone staircases, terraces and garden space need floor machines, high-reach tools and a floor-by-floor plan. Riverside humidity — especially in Ho Chi Minh City's May-to-November rainy season — dulls stone and dirties grout. We survey first, then quote each element separately so you can see exactly what each part costs.

Lifts, the shared basement and access
With a basement shared across the towers, where our specialist parks and which lift they take follow security's directions. Many premium buildings ask residents to notify reception of service staff in advance and may hold ID at the desk; we follow whatever you or reception specify. You get your specialist's name and photo beforehand, and waiting at check-in after arriving on time isn't counted as late. Hours: 07:00–20:00 daily.
