Mattress cleaning at Vinhomes Central Park — Park and Central towers, Landmark 81

Vinhomes Central Park's address is 208 Nguyen Huu Canh; Landmark 81, inside the same development, is 720A Dien Bien Phu. VnExpress recorded in 2015 that the address was then in Ward 22 of Binh Thanh District. On 1 July 2025 Ho Chi Minh City replaced its districts with larger wards, the local administrative units: Resolution 1685/NQ-UBTVQH15 (Article 1, Clause 45) merged Wards 19, 22 and 25 whole into Thanh My Tay ward. Ward 22 was not divided, so every apartment tower, Landmark 81 and the villa area share the one new ward.

The developer presents the project by sub-area, The Central, The Park and The Landmark, together with a villa area. We take mattress bookings throughout, from 7:00 AM to 8:00 PM, seven days a week. Book under the familiar name or the new ward name, and tell us the tower, floor and apartment number and the hours in which your building lets service staff in.

Landmark 81 apartments

The tower is 461.3 m tall and opened on 26 July 2018; Wikipedia places the apartments at roughly floors 6 to 46. The same price list applies.

Riverside villas

Large homes on several floors. We list the mattresses floor by floor, to quote and to set the order of work.

Officetels

Combined office-and-apartment units, mentioned by Sai Gon Giai Phong newspaper (2017). Where one has a bed in it, the mattress is taken on as in any home.

In the high-floor apartments of Landmark 81, large panes of glass take the sun for hours while the windows hardly open. The bedroom stays fresh only through the air conditioning and regular washing of the fabrics, and the mattress, the thickest fabric item in the room, cannot go in a washing machine.

In the Park sub-area, 7 towers beside the riverside park according to VnExpress (2015), balconies catch damp wind from the river side, dry leaves and pollen, and a bedroom that opens onto the balcony is where they come in. The towers next to Nguyen Huu Canh and Dien Bien Phu take more traffic dust than the others, and it settles on fabric curtains, on window ledges and on the bed.

Age matters too. In 2017 Sai Gon Giai Phong reported that the apartment towers were due to be finished at the end of that year, so many apartments have now been in use for eight or nine years, some under several owners or tenants. In a furnished rental the mattress usually stays through each tenancy, and the next person can hardly know when it was last cleaned.

The mattress does not leave the bedroom. Before the visit your Up specialist, our identity-verified and trained team member, needs to know its size and material; a photo of the sewn-in label on the side is enough to choose solutions and tools under the Up Standard, the procedure our specialists are trained to. Shoe covers go on, the wooden floor and the furniture around the bed are covered, and the mattress and each stain are photographed before work starts.

The surface is vacuumed in several passes, then cleaned by spray extraction with a controlled amount of water: the water is drawn back out at once, and the core is never soaked. Each side takes about 45–60 minutes.

Spring mattress

The top comfort layer is vacuumed thoroughly and the water kept low, so that no moisture stays in the spring unit.

Foam and memory foam

No hard pressing and no soaking. The solution is sprayed thinly and the extraction head moves slowly, so that the mattress keeps its shape.

Latex

Latex does not tolerate heat or direct sun, and the solution is kept to the smallest amount that will do.

Each mattress has one price by size, for one side: 350,000 VND for a single (under 1.4 m), 450,000 VND for a 1.6 m queen and 550,000 VND for a 1.8–2 m king. The underside adds 120,000 VND and intensive dust-mite treatment adds 100,000 VND, both per mattress. The mattress counts below are assumptions for illustration, not official specifications of any apartment type in the development; your formal quote is sent in writing before the visit.

1-bedroom apartment

One 1.6 m queen with dust-mite treatment: 550,000 VND.

3-bedroom apartment with a child

Three mattresses, 1.8 m, 1.6 m and a single; the child's mattress on both sides with dust-mite treatment: 1,570,000 VND.

High-floor apartment in Landmark 81

Two 1.8 m kings, both sides of each: 1,340,000 VND.

Riverside villa

Five mattresses on one side — two of 1.8 m, two of 1.6 m and a single: 2,350,000 VND.

Rental just taken back

One 1.8 m and one 1.6 m mattress, each on both sides with dust-mite treatment: 1,440,000 VND.

Vinhomes Central Park is a development of many towers with its own security staff, so access for service staff has to be arranged ahead. Many towers set time windows and point out the service lift and the route for equipment. The rules differ from tower to tower and change over time, so we do not guess: we follow what you or reception tell us.

The tools travel in a wheeled case and stay covered all the way through the lobby and the shared corridors. If formalities in the lobby take a few extra minutes after an on-time arrival, that wait is not treated as lateness. • Choose a time between 7:00 AM and 8:00 PM that also falls within the hours your tower allows for service work.
• Take the sheets and pillowcases off beforehand if you can; otherwise your specialist helps.

Between two leases a landlord usually has only a few days to prepare, and a new tenant forms an impression at the very first viewing. Mattress cleaning can share one visit, or two on consecutive days, with aircon, sofa and curtain cleaning. Each item keeps its own rate and they are combined in one quote.

In the Up Report each mattress has its before and after photos and a note of any flaw still visible, such as a stain that has not gone completely, for both sides to refer to at the next handover. Old stains are assessed before work starts, and your specialist says how far each is likely to fade.

• Long-term rental: clean the mattress at every change of tenant.
• Short-stay apartment: every 2–3 months, or after each long stay.

Punctuality

If your specialist arrives more than 15 minutes after the confirmed time, the invoice for that visit is reduced by 10%.

Free redo

Anything that falls short is redone at no charge if you tell us within 48 hours of receiving the Up Report.

Changing or cancelling

Free with at least 24 hours' notice; with less than 24 hours to go, the fee is 30% of the booking value.

The room and its contents

The bedroom is photographed before work begins and everything goes back in its place. Report any damage with photos within 24 hours; we compare them with ours and, where the cause lies with our specialist, take responsibility under our policy.

In English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, note it when you book; if we cannot arrange one, we tell you in advance and support the visit by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. Before every visit we send your specialist's name, photo and contact number so that you can.

Keys when you are away

You do not have to be home. A key can be left with building management, reception or family: only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code. The walk-through, our final check of the work with you, can be done by video call.

Payment

After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
