District 3 today: three wards, one booking area
The former District 3 is now three wards, Xuan Hoa, Ban Co and Nhieu Loc, and we clean mattresses at home in all of them. A ward is the local unit on an address; since 1 July 2025 Ho Chi Minh City has had wards instead of districts, though people still say "District 3".
An address here may have changed two or three times in a few years. Vo Thi Sau ward was formed from wards 6, 7 and 8; from 1 January 2025 ward 9 took in ward 10 and ward 12 took in ward 13; then Resolution 1685/NQ-UBTVQH15 rearranged the whole district into the three wards above. Read out the address on your ownership certificate or any bill, and we work out the current ward.
Visits run from 7:00 AM to 8:00 PM, weekends included. The arrival time is agreed when you book, allowing for narrow alleys and streets where stopping is restricted at certain hours.
- Xuan Hoa ward
- The former Vo Thi Sau ward and the rest of the old ward 4: villas and long-established townhouses behind rows of trees, and luxury apartment buildings such as Serenity Sky Villas.
- Ban Co ward
- The old wards 1, 2, 3 and 5 and part of ward 4: tall townhouses deep in the alleys, mid-sized apartment buildings and houses let floor by floor.
- Nhieu Loc ward
- The old wards 9, 11, 12 and 14, along the Nhieu Loc – Thi Nghe canal: townhouses, older apartment blocks and homes that double as business premises.
Tall townhouses: what each floor does to a mattress
In a District 3 townhouse the mattress has usually never left its room. Houses in Ban Co and Nhieu Loc tend to be narrow and several storeys high, with steep stairs and bedrooms stacked from the mezzanine to the rooftop room, and getting a 1.8 m mattress down to the yard to air is such an effort that many stay put for years.
Each floor has its own conditions. The rooftop room and the top floor sit under a roof that takes the sun all afternoon, so sleepers sweat. Front rooms with a street-facing balcony collect road dust. Guest rooms that stay shut hold damp: with a rainy season from May to November and average relative humidity of 79.5% over the year, a mattress that is rarely aired can develop a damp smell and spots of mould.
- Yellowing at back and shoulder level on top-floor mattresses.
- A damp smell from the guest room when the door is opened after a few weeks.
- Grey dust along the edges and seams in front bedrooms, or sneezing when the bedding is shaken out.

Old villas, rented floors and apartments: how the visit is arranged
- Old villas in Xuan Hoa
- High ceilings, timber or patterned-tile floors, beds and wardrobes in solid wood. The specialist protects the floor around the bed and covers the wooden frame before any solution is sprayed. Your housekeeper can open the door and check the work for you.
- Houses let by the floor, small serviced apartments
- Book a vacant day between two tenants. Each mattress has its own before-and-after photos in the Up Report, for the landlord's handover file.
- Apartments in older blocks
- According to Tuoi Tre (March 2025), District 3 has 38 apartment blocks built before 1975. Tell us the floor and the way up so the specialist brings compact equipment.
- Luxury apartments and sky villas
- The specialist is registered with building management, takes the lift the building assigns and works within its permitted hours; stone and timber floors are covered.
Spring, latex, foam, pressed cotton: how each mattress is cleaned
Tell us the type of mattress and how long it has been in use; if you are unsure, send a photo of the label on its side by WhatsApp or Zalo.
- Spring
- Several vacuum passes over the surface and seams, then a thin spray of solution extracted straight away, so water does not sink into the spring frame.
- Natural latex
- No soaking, no heat, no harsh sun. Only the surface is dampened and it is extracted dry at once, which keeps the core springy.
- Foam and toppers
- Foam is soft and easily dented: solution goes on very thinly and the extraction head makes several slow passes. A topper is cleaned in place with the main mattress and priced by size.
- Pressed cotton and thin mezzanine mattresses
- Compressed cotton holds water for a long time, so we ask for photos and take the job only when the mattress can dry in time.
What mattress cleaning costs in District 3, by type of home
The price is per mattress and by size, for one side: 350,000 VND for a single under 1.4 m, 450,000 VND for a 1.6 m queen, 550,000 VND for a 1.8–2 m king. The underside adds 120,000 VND; intensive dust-mite treatment, worth considering for older relatives, young children or allergy-prone sleepers, adds 100,000 VND to the mattress you choose it for. The examples are worked from the current price list; the figure that counts is the written quote you receive before the day.
- The price covers equipment, solution, floor protection, moisture extraction and the Up Report, and changes only if you agree in writing.
- Old stains usually fade without disappearing; the likely improvement is explained beforehand.
- Four-storey townhouse in a Ban Co alley
- A 1.8 m king in the main bedroom, two 1.6 m queens and a single in the rooftop room, one side each: 1,800,000 VND.
- Three generations in one house
- Two 1.8 m kings and two 1.6 m queens, with dust-mite treatment for the grandparents' and the children's mattresses: 2,200,000 VND.
- Old villa in Xuan Hoa
- A 1.8 m king on both sides, and a guest-room 1.6 m queen on both sides with dust-mite treatment: 1,340,000 VND.
- Three-storey rental, one room per floor
- Three 1.6 m queens, one side each: 1,350,000 VND.
Steep stairs and narrow alleys: getting ready for the visit
The mattress is cleaned on its bed, on the floor where it stands; only the equipment moves. For steep, narrow stairs the machine is broken down into compact parts and carried up in several trips, and timber steps and landings are covered where needed. Tell us how wide the alley is and where a vehicle can be left nearby.
- Strip sheets, pillowcases and the mattress protector beforehand if you can.
- Unlock the rooftop room or mezzanine if it is normally locked, and keep a socket free on every floor with a mattress to clean.
- Arrange for older relatives to rest in another room while theirs is done.
- Afterwards, leave the room door open and a fan running until the mattress is dry, usually about 6–8 hours.
How often to clean each room, what we commit to, how to book
Bedrooms slept in every night need cleaning about every six months; rooms of older relatives, young children and allergy-prone sleepers every three to four months, ideally with dust-mite treatment; guest rooms once when the rainy season ends; rooms that are let, at each change of tenant or at least once a year. In the rainy season, open seldom-used rooms for a few hours each week.
- Call or message +84 968 726 135 on WhatsApp or Zalo, or use the Quote page on this website: mattresses on each floor, size, material and address.
- You receive a written all-inclusive quote and choose a time between 7:00 AM and 8:00 PM; nothing is booked until you agree.
- The specialist works room by room, about 45–60 minutes for one side, then goes over each mattress with someone from the household. The Up Report follows, marked by floor and room.
- A specialist you know in advance
- Up specialists are identity-verified and trained to the Up Standard, our working standard, and the family knows before the visit who will be in the bedrooms.
- On time
- More than 15 minutes late for the confirmed time, and that visit is 10% off.
- Free re-clean
- Tell us within 48 hours of receiving the Up Report and any item that falls short is redone at no charge.
