Mattress cleaning in District 1 — Ba Son, Ben Thanh, Tan Dinh

Since 1 July 2025 Ho Chi Minh City has had wards instead of districts; a ward is the local unit on an address. Resolution 1685/NQ-UBTVQH15 merged the ten wards of the former District 1 into the four below. Da Kao and Nguyen Thai Binh were each split in two, so buildings on one street can carry different ward names. Give us the building and unit, or the house number, as you have always written it, and we match it to the current address.

We take bookings in all four wards every day from 7:00 AM to 8:00 PM. Traffic in the centre changes by the hour, so the arrival time is agreed booking by booking.

Saigon ward

The old Ben Nghe with parts of Da Kao and Nguyen Thai Binh: the Ba Son apartments at 2 Ton Duc Thang (Vinhomes Golden River, Grand Marina Saigon), The Lancaster on Le Thanh Ton and serviced apartments around Dong Khoi.

Tan Dinh ward

The old Tan Dinh and the rest of Da Kao: tall townhouses, premium apartments and long-let apartments for foreign residents around Hai Ba Trung, Tran Quang Khai and Dinh Tien Hoang.

Ben Thanh ward

The old Ben Thanh and Pham Ngu Lao, part of Cau Ong Lanh and the rest of Nguyen Thai Binh: mostly serviced apartments, officetels (compact office-and-home units) and townhouses let floor by floor.

Cau Ong Lanh ward

The old Nguyen Cu Trinh, Cau Kho and Co Giang and the rest of Cau Ong Lanh: family townhouses along Tran Hung Dao and Nguyen Trai, and mid-sized apartment blocks, many down alleys.

In a sealed bedroom with the aircon on most of the day, sweat, dead skin and fabric dust settle into the mattress cover. The towers at Ba Son and along Ton Duc Thang have large glass fronts and windows that rarely open. Bedding is changed regularly; the mattress underneath seldom gets cleaned.

Many owners here travel for work. With average relative humidity around 79.5% over the year and a rainy season from May to November, an apartment closed for a long spell can leave the mattress smelling damp.

A 1.8–2 m mattress is heavy to turn and the floor around the bed is usually stone or engineered wood, so the Up specialist covers the floor and the bed frame and cleans the mattress where it lies.

Between two stays

A mattress needs about 6–8 hours to dry, so book the morning of a day with no guest. If someone checks in that afternoon, choose another day.

Several rooms in one visit

The price stays per mattress. Rooms in one building are done in the order of your list, and the Up Report shows each mattress by room number.

Owner or operator not on site

Reception, the operations manager or anyone you authorise can open the door and sign off. A VAT invoice is issued by Uptech Technology Solution Company Limited (tax code 0316973414) on request.

Townhouse bedrooms upstairs

The specialist carries the equipment up floor by floor and covers the route. Grandparents' and young children's rooms go first so they are dry by bedtime. If the house is down a narrow alley, tell us the nearest place a vehicle can stop.

Tell us the size and the core when you book. If you do not know what the mattress is made of, which is common in a furnished rental, send a photo of the label on its side by WhatsApp or Zalo.

Spring

Top, edges and seams are vacuumed in several passes; solution is then sprayed thinly and extracted at once, so moisture does not reach the steel frame.

Natural latex

Low moisture only, no heat and no drying in the sun, which keeps the core springy.

Foam, memory foam and toppers

The extraction head moves slowly without pressing down. A topper is cleaned in place with the main mattress and quoted by size.

Pressed cotton and folding mattresses

The dense core releases moisture slowly, so we look at photos before confirming that we can take it on.

Each mattress is priced by width, for one side: 350,000 VND for a single under 1.4 m, 450,000 VND for a 1.6 m queen, 550,000 VND for a 1.8–2 m king. One side is enough for most mattresses. Cleaning the underside of one made to be flipped adds 120,000 VND; intensive dust-mite treatment, worth considering for young children, older relatives or anyone who sneezes in bed, adds 100,000 VND. The sums below come straight from the published price list, and your own quote is sent in writing before you confirm.

• The price covers solutions, equipment, protective covering, moisture extraction and the Up Report; anything outside the quote is charged only with your written agreement.
• Old stains usually fade without disappearing; the specialist says beforehand what to expect.

Tell us your building's rules when you book. Typically the specialist shows ID at the lobby for a temporary pass, and the machine travels in the goods lift and runs only in permitted hours. If the specialist is on time and has to wait at the lobby, the wait is not counted as lateness.

The machine is moderately noisy. Where noise is restricted during the midday rest, we start early or move to the afternoon.

• Tell us the unit, who opens the door and which gate contractors use.
• Strip the bedding and mattress protector beforehand, clear the bedhead and keep a socket free near the bed.
• Dirty water stays in the machine's tank and is emptied in the apartment's bathroom, never on the loggia or in the corridor.
• Afterwards, run the aircon on dry mode or a fan across the surface; put sheets back only when it is dry.

In English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, note it when you book; if we cannot arrange one, we say so in advance and support the visit by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. We send the specialist's name, photo and contact number before every visit so you can do that.

Keys when you are away

You do not need to be home. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through, our joint check of the finished work, can be done by video call.

Payment

After the walk-through, by bank transfer or cash.

Clean a mattress about every six months, with one clean before the rainy season; every three to four months, with dust-mite treatment, for young children or dust-sensitive sleepers; and at each change of long-stay tenant in a serviced apartment or officetel.
