The four wards of the former District 1 — and where we clean carpets
Resolution 1685/NQ-UBTVQH15 merged the ten wards of the former District 1 into four new wards from 1 July 2025: Saigon, Tan Dinh, Ben Thanh and Cau Ong Lanh. Office leases and hotel or serviced-apartment licences may still show the old ward; when booking, just send the address you use and our team will match it.
All four wards are part of our regular service area, from 07:00 to 20:00 every day, Saturdays and Sundays included. Each has its own kind of carpeted space, with different demands on timing, building formalities and drying:
- Saigon ward
- The former Ben Nghe plus parts of Da Kao and Nguyen Thai Binh: the office core around Dong Khoi, Nguyen Hue, Le Duan and Ton Duc Thang, and the Ba Son area with Vinhomes Golden River, Grand Marina Saigon and The Lancaster on Le Thanh Ton. Office carpet tiles and wool rugs in luxury apartments are the most common requests.
- Ben Thanh ward
- The former Ben Thanh and Pham Ngu Lao wards, the rest of Nguyen Thai Binh and part of Cau Ong Lanh. Around Ben Thanh Market and Bui Vien are small hotels, serviced apartments and townhouses let floor by floor, where corridor and bedroom carpets see guests almost non-stop.
- Tan Dinh ward
- The former Tan Dinh and the rest of Da Kao: long-let apartments, small offices in townhouses and family apartments around Hai Ba Trung, Tran Quang Khai and Dinh Tien Hoang.
- Cau Ong Lanh ward
- The former Nguyen Cu Trinh, Cau Kho and Co Giang wards and the rest of the old Cau Ong Lanh. Tall townhouses packed along Tran Hung Dao and Nguyen Trai, with loose synthetic rugs common in rented living rooms and bedrooms.
Why carpets in the city centre get dirty so fast
Unlike family homes further out, most carpet in District 1 lies in spaces with a daily flow of visitors: office receptions, meeting rooms, hotel corridors and serviced-apartment bedrooms. Every guest brings in street dust, fine sand and moisture from the pavement, and it collects in the same places — the lift threshold, the front of the reception desk, the path from door to bed.
Heavy traffic along Ham Nghi, Le Loi and Tran Hung Dao means more fine dust on shoes, while sealed glass towers keep dust circulating through the air-conditioning all year. With daily vacuuming the surface still looks fine, but the base of the pile fills with fine grit, flattening the fibres and darkening traffic lanes into visible streaks.
The May–November rainy season, with average humidity around 80% according to the Ho Chi Minh City government portal, adds another problem: even with doormats, wet shoes leave tide marks on lobby and corridor carpet. In serviced apartments, where a room may stay shut for days between guests, a damp smell can soak into the carpet before anyone notices. These signs mean a carpet needs deep cleaning, not just vacuuming:
- A clearly darker path from the lift to the desks, or from the room door to the bed.
- Coffee marks and grey patches around the pantry, printer and swivel chairs that vacuuming won't shift.
- A damp smell the moment a serviced-apartment room is opened, especially after a few empty days.
- Guests or staff mentioning smells or stains on the carpet.
- Faded edges or dried water marks next to glass walls and balcony doors.

Office carpet cleaning without disrupting the working week
Central offices usually have synthetic carpet tiles or wall-to-wall carpet, charged at the synthetic rate. The challenge is timing rather than the carpet: offices are only empty at weekends or after hours, and buildings have their own rules on working hours, goods lifts and contractor registration.
We solve this by settling every detail in advance. Your office manager sends a floor plan or a few photos, the carpet area and building management's requirements; we confirm a fixed quote in writing, provide a list of named specialists for registration and book a Saturday or Sunday so the carpet has time to dry before Monday morning.
- Open-plan areas are done cluster by cluster; desks and chairs are moved and returned to their places using our before photos.
- Meeting rooms, executive offices and reception can be done first if you need them back early.
- Cables, floor sockets and under-desk equipment are covered and kept away from water.

Serviced apartments, small hotels and luxury homes: matching the method to the carpet
Before cleaning, your Up specialist identifies the fibre and weave and tests colour-fastness on a hidden corner. In District 1 one owner may have both office carpet tiles and a wool rug in a penthouse, so each area is priced and treated according to what is actually on the floor.
- Office tiles and wall-to-wall carpet — 35,000 VND per m²
- Deep vacuuming at the base of the pile, pre-treatment for coffee, ink and chewing gum, then spray extraction section by section. Tile edges are checked so the adhesive doesn't lift from excess water.
- Serviced-apartment bedrooms and corridors — 35,000 VND per m²
- Usually water-tolerant synthetics. Your specialist concentrates on the areas in front of the bed, the wardrobe and the bathroom door, where water, cosmetics and drinks tend to land.
- Wool rugs in luxury apartments — 60,000 VND per m²
- Common under coffee and dining tables in Ba Son and Le Thanh Ton apartments. Wool holds water, so we use a gentle solution, low moisture and no stiff brushes.
- Hand-knotted rugs — 90,000 VND per m²
- Fringes and borders cleaned by hand. Valuable pieces, or rugs that would need full immersion washing, are assessed first, and your specialist explains the right approach before accepting the job.
- Shag pile, faux silk and natural fibres
- We look at photos first and book only once we are sure the method is safe for the fibre.
What does carpet cleaning cost in District 1? Examples by property
Your cost is area multiplied by the rate for each fibre, added up across the whole visit; if the total is under 350,000 VND, the minimum applies. For serviced-apartment and small-hotel owners, grouping several rooms into one visit keeps the cost per room lower than booking them one by one. The examples below use our current price list; areas are for illustration only.
- The fixed rate covers your specialist, extraction equipment, fibre-appropriate solutions, protection for furniture and floors, stain treatment, fringe grooming and your Up Report.
- Scope or price changes only with your written approval.
- Large offices and hotels may pay a deposit against the quote, with the balance after sign-off.
- Owners of several units can send a room-by-room area list and we will prepare one combined quote for the building.
- Serviced studio
- One 1.4 × 2 m (2.8 m²) synthetic bedside rug: 350,000 VND (calculated at 98,000 VND, so the per-visit minimum applies).
- Six serviced-apartment rooms in one building
- One 2 × 3 m (6 m²) synthetic rug per room, 36 m² in total: 1,260,000 VND.
- Luxury apartment in Ba Son
- A 3 × 4 m (12 m²) wool living-room rug and a 2 × 3 m (6 m²) hand-knotted study rug: 1,260,000 VND.
- Office with 120 m² of carpet tiles
- Work area, meeting rooms and reception in synthetic tiles: 4,200,000 VND.
- Small-hotel corridors
- Three floors of corridor, about 25 m² of synthetic carpet each: 2,625,000 VND. Stair carpet and sloped areas are assessed from photos before we confirm.
Central buildings: registration, goods lifts and dirty water
Office and apartment towers in District 1 tend to control access more tightly than most. Many require contractors to be registered in advance, ID checks at the lobby, equipment moved only by goods lift and work limited to evenings or weekends. Every building is different, so we always ask first and follow building management's instructions exactly.
Because carpets are cleaned on site, there is no need to roll them up and carry them out, or to seek permission for bulky items through the lobby. Dirty water goes into the machine's sealed tank and is disposed of where building management specifies — never into corridors, balconies or common areas.
- When booking, tell us the building, floor, room numbers and an on-site contact.
- Your specialists' names and photos are sent beforehand for registration; lobby formalities after an on-time arrival don't count as lateness.
- Absent serviced-apartment owners can authorise reception or operations staff to let us in and sign off.
- Parking in the centre is limited; specialists use the contractor entrance as directed by the building.
- As a guide: office receptions and busy corridors about every 3 months, work areas and meeting rooms every 4–6 months, serviced rooms at each long-stay changeover, and wool or hand-knotted rugs at home every 6–12 months.
