Carpet and rug cleaning in District 3 — offices and old villas in Xuan Hoa, Ban Co, Nhieu Loc

District 3 is no longer an administrative unit: since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, its area has been three wards, Xuan Hoa, Ban Co and Nhieu Loc. A ward is the local administrative unit that now appears on an address where the district used to. The boundaries had already moved several times: in 2020 Vo Thi Sau ward was set up from wards 6, 7 and 8, and at the start of 2025 ward 10 was merged into ward 9 and ward 13 into ward 12. An office lease or a house's papers may therefore carry any of several names; we accept every form.

All three wards are on our regular schedule, 7:00 AM to 8:00 PM every day.

Xuan Hoa ward

Vo Thi Sau ward and the rest of the old ward 4. Old villas on tree-shaded streets such as Tu Xuong, Ngo Thoi Nhiem and Tran Quoc Thao, offices along Nam Ky Khoi Nghia and Dien Bien Phu, and Serenity Sky Villas at 259 Dien Bien Phu.

Ban Co ward

The old wards 1, 2, 3 and 5 with part of ward 4, around Ban Co and Nguyen Thien Thuat. An alley townhouse usually has a small living room with one loose rug under the coffee table.

Nhieu Loc ward

The old wards 9, 11, 12 and 14, bordering the Nhieu Loc – Thi Nghe canal: townhouses, apartments and mixed-use buildings that combine a home with an office or shop.

In an old villa the floor under the rug matters as much as the rug. Of roughly 1,300 old villas in Ho Chi Minh City, more than 800 are in District 3, according to a 2018 report in the newspaper Bao Dau thau. Many still have their original wooden floors, patterned cement tiles or terrazzo, and rugs are there to warm a high-ceilinged living room, soften the echo and protect the valuable floor beneath.

Old boards may have open joints and cement tiles a worn surface; if water passes through the rug, the damage does not stop at the rug. So the Up specialist, the UpClean staff member who does the work, inspects the floor first, protects it where needed and keeps water to a minimum.

A villa with a large garden also brings dry leaves, pollen and soil indoors on people's feet. In the rainy season, from May to November, when humidity averages about 80%, a little-used room kept shut soon gives a rug a damp smell.

Offices in District 3 come in two common forms, and each is priced by the carpet it really has. One is space in a mid-sized building along Nam Ky Khoi Nghia, Dien Bien Phu, Vo Van Tan or Cach Mang Thang Tam, usually carpeted wall to wall in synthetic tiles. The other is an office in a converted villa or townhouse, with carpet tiles in the work area and wool or hand-knotted rugs in the reception room and the director's office.

We send an all-inclusive quote in writing and schedule the work for a weekend or after hours. In an old villa the specialist takes extra care with wooden stairs and floors and with the route for the machine over the front steps.

• Desks, chairs and filing cabinets are photographed before they are moved, then put back in place.
• Floor sockets, network cables and equipment under desks are shielded from water.
• The Up Report, our photo record of the job, goes to the person in charge of administration, with a VAT invoice on request.

The first step is always an inspection: fibre, weave, the soundness of the backing and how the colour reacts to solution on a hidden corner. For a rug on wood or cement tiles, the floor is checked too.

Office carpet tiles and fitted carpet — 35,000 VND per m²

Vacuumed to the base of the pile, treated for coffee, ink and shoe marks along the walkways, then spray-extracted section by section; tile edges are checked so the adhesive holds.

Loose synthetic rugs — 35,000 VND per m²

Common in the small living rooms and bedrooms of alley townhouses in Ban Co and Nhieu Loc. Spray-extracted in the room, so nothing is carried down a narrow staircase.

Wool — 60,000 VND per m²

Found in villa living rooms and office reception rooms. A mild solution suited to wool, low moisture and never a stiff brush.

Hand-knotted — 90,000 VND per m²

Fringes and borders are cleaned by hand. An old piece of high value, or one needing full immersion washing, is assessed first.

Aged backing, silk and natural-fibre rugs

Send close-up photos of the pile and the underside; the risks are set out before we accept, so the decision is yours.

The cost is area multiplied by the rate for the fibre, with every piece in the same appointment added together; if the total is below 350,000 VND, the minimum applies. The examples use the current price list; the areas are illustrative.

Alley townhouse in Ban Co

A 2 × 3 m (6 m²) synthetic rug in the living room and a 1.6 × 2.3 m (3.68 m²) one in a bedroom: 350,000 VND (calculated at 338,800 VND, so the per-visit minimum applies).

Old villa in Xuan Hoa

A 3 × 4 m (12 m²) hand-knotted rug in the living room and a 2 × 3 m (6 m²) wool rug in the reading room: 1,440,000 VND.

Office in a rented villa

70 m² of synthetic carpet tiles in the work area and a 3 × 4 m (12 m²) wool rug in the reception room: 3,170,000 VND.

One office floor on Nam Ky Khoi Nghia

150 m² of fitted synthetic carpet: 5,250,000 VND.

An alley townhouse has a narrow entrance and steep stairs; a villa has a gate, a garden and usually someone looking after the house; an office tower has contractor registration, a goods lift and set working hours. We ask in advance and prepare accordingly.

• At a villa, the specialist agrees with the owner or the caretaker where water and electricity may be used and where rugs can be propped to air.
• Waste water stays in the machine's sealed tank and is emptied where the householder indicates, never into the alley.

English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English on site, note it when you book; if we cannot arrange one, we say so beforehand and support the visit by phone or message.

Registering with the building

Many apartment buildings ask residents to register outside staff with building management in advance. We send the specialist's name and photo so you can do that.

When nobody is in

You do not need to be home. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through, our joint check of the finished work, can be done by video call.

Payment

After the walk-through, by bank transfer or cash; for larger jobs, such as an office on several floors, a deposit may be asked for and is stated in the quote.

The general recommendation is every 6–12 months for rugs in a home and every 3–6 months for office carpet; villas with a large garden, homes with pets and offices with many visitors should choose the earlier date. After a clean, the carpet is usually dry in 4–8 hours, sooner in an airy room. Between cleans:

• Put a doormat at the doors to the veranda and garden to stop soil and dry leaves.
• Do not lay a rug on a wooden or tiled floor that is still damp from mopping.
