Which ward is Grand Marina, Saigon in?
Grand Marina, Saigon is at 2 Ton Duc Thang on the former Ba Son site, facing Thu Thiem across the Saigon River. Before 1 July 2025 the address was in Ben Nghe Ward, District 1. Clause 1, Article 1 of Resolution 1685/NQ-UBTVQH15 merges all of Ben Nghe, with parts of Da Kao and Nguyen Thai Binh, into Saigon ward — so the development is in Saigon ward, as VnExpress also wrote in July 2025.
- Developer and brand
- Developed by Masterise Homes with Marriott and JW Marriott branded residences; VnExpress describes it as the world's largest Marriott-branded real-estate complex.
- Lake tower
- The first tower, opened in November 2023: 46 floors and over 400 one- to three-bedroom homes run by a Marriott residence team (Dan Tri, July 2024). Sea, Lagoon and Cove towers follow in later phases.
- Not the same as Vinhomes Golden River
- That is a separate development by a different developer on the Ba Son land; we have a dedicated page for it.
The building has a residence team — where do we fit?
Branded residences usually come with an operator's concierge and some home-care services, free or charged depending on the operator's policy. We neither replace nor represent that team. We're a specialist provider that residents and owners can book themselves for jobs that need dedicated equipment — upholstery, mattresses, curtains, rugs, aircon — or for handover, pre-letting and move-out cleans on their own timetable. Please check with reception about rules for outside providers first; we follow whatever they tell you.
Caring for fitted furniture
VnExpress reports that Lake tower apartments are handed over fully furnished. Coordinated interiors are convenient, but they need care: the wrong solution can fade upholstery, acidic cleaners dull stone, and rough pads scratch metal finishes. We always identify the material and spot-test first, and if in doubt we stop and ask you.

Building access
We have no partnership with Masterise Homes, Marriott or the property manager and never presume a building's internal rules. Branded residences often control access more tightly: outside staff may need advance registration, ID at the lobby, a service route and set hours. We send details early and keep equipment compact; waiting at reception after arriving on time never counts as late. Hours are 07:00–20:00 daily, with no same-day promise.
