Why do office carpet walkways and chair seats turn darker?
Both build up soil that the daily cleaning round does not remove. Office carpet, in tiles or fitted wall to wall, traps fine dust, grit and coffee, and the busiest strips at the entrance and along corridors darken first. Upholstered chairs absorb sweat, skin oils, crumbs and dust every working day, so seats, headrests and armrests turn darker than the rest.
| What speeds it up | Where it shows |
|---|---|
| Heavy foot traffic | A darker band along the walkway, and pile that stays flat even after vacuuming. |
| A crowded office, or lunch eaten on site | Crumbs, food and coffee marks build up on seats and armrests, so chairs need cleaning sooner. |
| Damp, rainy spells | Carpet can smell damp after long spells of rain, and fabric chairs after damp, rainy days. |
| Wiping mud while it is still wet | The mud is pressed deeper into the base of the pile. |
How often should office carpet and office chairs be deep cleaned?
Set the interval by how much traffic an area gets. The table gives UpClean's usual guidance. Book earlier if the walkway is clearly darker than the carpet beside it, the pile is matted or smells musty, chair seats and headrests are visibly darker than the rest, or a light pat on a seat sends dust up into the sunlight.
| Area or item | Deep clean |
|---|---|
| Carpet at entrances, in corridors and on busy walkways | Every 3–6 months. |
| Carpet in work rooms with little traffic | Every 6–12 months. |
| Office chairs in daily use | About every 6 months, above all in a crowded office or one where people eat lunch on site. |
| Particular occasions | Before clients or a visiting team arrive, around the Tết closure, after renovation, and when you move into an office or hand one back. |
What can staff do about spills on carpet and chairs day to day?
Deal with a spill at once, while the mark is fresh. On carpet, blot rather than rub, working from the edge of the mark towards its centre; on a fabric seat, blot a spilt drink straight away with a dry cloth. Four habits help as well:
- Vacuum carpeted areas in the daily round, fabric chairs weekly with a soft brush head, and the crevices of felt chairs once a month.
- Keep a doormat at each entrance, and a cloth cover over the headrest of fabric chairs.
- Ask staff to clear their cups, leave no food at their desks overnight and report water leaks at once.
- Do not wet-wash a fabric chair with a cloth and soap: it leaves tide marks and a soap film that soils quickly, and water in the foam dries slowly and can turn musty.
| Spill | First aid |
|---|---|
| Coffee, tea or wine on carpet | Blot with a dry white cloth until nothing more comes up. Do not rub soap into it. |
| Mud on carpet | Let it dry completely, then vacuum. |
| Grease or food on carpet | Lift off what sits on top, blot with dry kitchen paper, no hot water. |
| Chewing gum on carpet | Harden it with an ice pack, then ease it off. Never use an iron. |
| Ink on carpet | Do not try acetone or alcohol, which can damage synthetic fibres; leave it for the specialist to test. |
| Leather seat | Wipe with a soft, slightly damp cloth. Alcohol and washing-up liquid dry the surface and make the seat edge prone to cracking. |
How is office carpet cleaned, and does it matter whether it is carpet tiles or fitted carpet?
Both are cleaned the same way, by spray extraction where the carpet lies: the machine sends a cleaning solution to the base of the pile and draws it straight back up with the dirt, so little water is left behind. Fitted carpet is not lifted, and carpet tiles are cleaned in place.
Three things set office carpet cleaning apart from rug cleaning at home: the carpet is mostly synthetic; it is charged on the carpeted area, measured and confirmed beforehand, not on the number of tiles; and it is cleaned at the end of the day or at the weekend so it can dry. The visit runs in this order:
- The fibre is identified, colourfastness is tested on a hidden spot, nearby surfaces are covered, and the carpet and furniture positions are photographed.
- Deep vacuuming to the base of the pile, then spot treatment of drink marks and mud.
- Spray extraction across the whole area, with the water drawn back out.
- Moisture is extracted, the pile is brushed upright, furniture goes back where it stood, and the Up Report, UpClean's photo report of the visit, is sent with drying advice.
How are mesh, fabric and leather office chairs cleaned?
Office chair cleaning starts with a check of the covering, stitching, care label and mechanism, because each covering needs its own method. Frames, legs and castors are wiped down as well.
| Covering | How it is cleaned |
|---|---|
| Fabric and felt | Deep vacuuming of seat, back, armrests and seams; a colourfastness test; spot treatment of coffee, sweat and hair-oil marks; then spray extraction, which limits how far water reaches the foam. |
| Mesh back | Vacuumed and brushed mesh by mesh, then wiped with a barely damp cloth so the plastic frame and recline mechanism stay dry. |
| Leather and faux leather | Never wet-washed: a leather cleaner, light brushing along the stitching, a fine cloth, then a conditioner to keep the surface supple. |
| Suede or nubuck | Send close-up photos and the label first; the job is confirmed only once a safe method is clear. |
What will a deep clean not fix?
Cleaning removes soil; it does not mend or re-dye. Anything below that the specialist finds is recorded in the Up Report so you can decide what to do.
- Peeling leather or faux leather: not repaired, re-dyed or reupholstered.
- Torn fabric, tired foam, gas lifts, height mechanisms and castors: not repaired or replaced.
- Old stains and ink may only fade, depending on the material; fresh marks usually improve clearly.
- A stain that soaked into the carpet backing long ago, or a smell deep in chair foam, may leave a faint trace.
- Leather sofa cleaning and care
- Leather types, what cleaning cannot fix, and what should never touch leather.

- Care labels, stain removal and the mistakes that damage fabric upholstery.
How is a whole-office clean scheduled out of hours, and how soon can carpets and chairs be used again?
At a free survey the specialist counts the chairs by type, measures the carpet and notes the heaviest staining; UpClean then proposes a late-afternoon or weekend slot within booking hours of 7:00 AM to 8:00 PM, seven days a week. Building access and the lift for equipment are agreed with your administrator beforehand.
Chairs are done one group of rooms at a time and returned to the right desk, so every team keeps somewhere to sit. If the aircon is due, book it in the same round, so that dust falling from the filters is picked up by the carpet clean.
Carpet usually dries in 4–8 hours, depending on the pile and the airflow; fabric chairs take a few hours, and leather can be used sooner. Before and after the visit, the office administrator should:
- Register the team with building management, using the names and photos UpClean sends in advance.
- Clear small items, anything fragile and cables off the carpet, and mention heavy cabinets beforehand.
- Name restricted rooms, such as the director's office, accounts or the server room; if you ask, these are cleaned only with one of your staff present.
- Name the person who checks the work and receives the Up Report.
- While the carpet dries, run the aircon or fans across it and keep heavy furniture off; if a desk must go back early, put plastic pads under its legs.
What does office carpet and chair cleaning cost?
Corporate carpet cleaning is charged by area, like UpClean's other carpet cleaning services, and chairs are charged one by one. Prices are listed, all-inclusive and confirmed in a written quote, and nothing is added without your written agreement. Minimums per visit are 350,000 VND for carpet and 390,000 VND for chairs. Payment follows the walk-through, the joint check at the end of the visit, and a VAT invoice is issued on request.
| Item | Price |
|---|---|
| Synthetic office carpet, tiles or fitted | 35,000 VND per m²; the minimum is reached at 10 m². Wool carpet is 60,000 VND per m². |
| Meeting room, 8 m² | 8 m² × 35,000 VND = 280,000 VND; that is below the visit minimum, so 350,000 VND is charged. |
| Office floor, 120 m² | 120 m² × 35,000 VND = 4,200,000 VND. |
| Fabric, felt or mesh office chair | 45,000 VND each; 40,000 VND each from 50 chairs. |
| Leather or executive office chair | 75,000 VND each. |
| 30 office chairs, 5 of them leather | 25 × 45,000 VND + 5 × 75,000 VND = 1,500,000 VND. |
| Reception sofa | In the same visit, at the sofa cleaning rates. |
How does this fit with daily cleaning and the periodic office deep clean?
Think in three layers: the daily round vacuums carpet and wipes chair arms; a monthly or quarterly pass treats spots; extraction cleaning comes round with the seasons, alongside the aircon and the pre-Tết deep clean.
Whoever handles daily upkeep, your own cleaner or commercial cleaning services, carpet and chairs can be booked as a single visit, included in an UpClean office cleaning contract with one schedule and one report, or put into a recurring care plan. For an office of 10–50 people, the suggested starting point is aircon every quarter and chairs and carpet twice a year, each item at its listed price.

What UpClean does for office carpets and chairs, and how to book
UpClean cleans office carpet and chairs on site; nothing is taken away. The work is done by an Up specialist, an identity-verified cleaner trained to the Up Standard, and you receive their name and photo in advance for building registration. Specialists do not move papers, open drawers or private cabinets, or operate computers and network equipment.
The Up Report arrives by WhatsApp or Zalo with before-and-after photos, the checklist, start and finish times and technical notes. If an item within the agreed scope falls short, reply to it and the item is redone free of charge within the period in the Warranty Policy, 48 hours by default.
Quotes, confirmations and the Up Report can be in English; if you need a specialist who speaks English on site, say so when booking, and you are told in advance if that cannot be arranged. Call or message 0968 726 135 (phone, WhatsApp or Zalo), 7:00 AM to 8:00 PM daily.

Frequently asked questions
How long before staff can use the carpet and chairs again?+
Carpet usually dries in 4–8 hours, fabric chairs in a few hours and leather sooner. The specialist confirms the time at handover.
Is carpet tile cleaning priced per tile or per square metre?+
Per square metre: 35,000 VND per m² of synthetic carpet tiles, measured and confirmed beforehand. The tiles are cleaned in place, not lifted.
Can mesh office chairs be cleaned without wetting the mechanism?+
Yes. The mesh is vacuumed and brushed, then wiped with a barely damp cloth, so the frame and recline mechanism stay dry. A felt seat on the same chair is extraction-cleaned.
Can you repair a peeling faux leather office chair?+
No. UpClean only cleans and conditions leather and faux leather; it does not re-dye, patch or reupholster a seat, or repair gas lifts and castors. The damage is noted in the Up Report so you can arrange a repair with a furniture workshop.
Is there upholstery or furniture cleaning near me in District 2 or District 7?+
Yes. Chair and carpet cleaning runs regularly in Sala, Thu Thiem, Thao Dien and Binh Trung (District 2), Phu My Hung (District 7), Binh Thanh and the former Districts 1, 3 and 4. Districts 5, 6, 8, 10, 11 and 12, Go Vap, Tan Binh, Tan Phu and former District 9 are also accepted, with the date confirmed when you book.
Will old coffee stains come out of office carpet?+
Fresh spills usually respond well. A stain that soaked into the backing long ago may leave a faint mark; the specialist says beforehand what to expect.
Can we book a single visit instead of a contract?+
Yes. You can start with one visit and add carpet and chairs to a regular schedule later. The price is confirmed in a written quote before the day, and a VAT invoice is issued on request.
